Elizabeth Village features approximately 60,000 SF of both preserved and newly constructed housing on roughly 1.4 acres. A technically challenging development, Conformity overcame numerous design and entitlement issues to bring the project to market. The result is a development that successfully blends urban living within the fabric of the traditional neighborhood. The development’s superior design and location resulted in a 100% sellout before the project was completed.

The Rutzler is a circa 1928 structure that now houses 18 newly converted residential condominium units. Formerly an apartment building, the structure comprises nearly 20,000 SF in Charlotte’s Elizabeth National Historic District. The building boasts magnificent High Renaissance architecture and original finishes such as three-over-one windows, crystal door hardware, tile floors, hardwoods and cast iron tubs. Conformity used NC State Tax Credits to help fund the project, and served as both developer and general contractor. View Site »

The Williamson represents mixed-use urban development and land use at its best. The development contains nearly 30,000 SF of office and residential space on only .56 acres of land. Conformity moved from a “notice to proceed” to a certificate of occupancy in less than 12 months, and sellout was completed the following quarter. The project blends perfectly with the urban and historic nature of the neighborhood, prompting the American Institute of Architects (AIA) to present Conformity with an AIA Merit Award.

Built in 1927, the Carolina School Supply Building survives as one of the best preserved early twentieth century warehouses in Charlotte. The building is a 30,000 SF heavy timber frame structure that had originally been used as a distribution facility for school supplies throughout the Carolinas. Conformity successfully placed the building on the National Register of Historic Places, and generated both federal and state tax credits to help fund the renovation. Much of the historic character of the building has been retained, including the original freight elevator (which now services as the building’s main entrance), as well as refinished hardwoods, tongue-and-groove ceilings, exposed brick, interior steel columns, and timber beams throughout. The structure now houses a number of commercial tenants, including architecture, law and design firms.

Inspired by European design, SteelHaus features a dramatic exterior that incorporates mixed materials such as galvanized aluminum panels, tinted concrete masonry, and flying cantilevered bays. Windows in various horizontal and vertical patterns add to the building’s signature architecture, and bathe each unit with warm sunlight. The nearly 15,000 SF building will be situated on .29 acres of land located just east of uptown Charlotte. Plans include twelve residential flats on the second and third floor as well as four artist studios on the ground level. Project completion is targeted for early spring 2007.
